CITY OF SOUTH BEND AND ST. JOSEPH COUNTY HISTORIC PRESERVATION COMMISSION Commissioner Andrews: AYE Vote: 5-0. five in favor, none opposed. COA #2025-0404b is APPROVED. with details remanded to staff. 2025-0407 917 Leland Avenue Chapin Park LHD, Ordinance #9575-05 (Audio Position: 00:14:39) The staff report was presented by: Kate Himic, Historic Preservation Specialist Staff Recommendation: The dormer as proposed is inappropriately intersecting two roof slope. Should the shed dormer be relocated to intersect only one roof slope, Staff believe that the dormer would be in proportion to the rest of the home and would not negatively impact the character of the home. Based on the information provided prior to this public hearing, Staff makes an UNFAVORABLE RECOMMENDATION. The applicant submitted new renderings and drawings the morning of April 21 and those drawings were presented to the commission at the meeting. Staff was unable to give a new recommendation. The applicant was represented by: Jennifer and Michael Stone., 719 Leland Avenue, South Bend, IN, appeared in person to represent the applicant. The public was represented by: There was no one from the public to speak in regard to this application. After due consideration the following action was taken: Upon a motion by "Andrew Jones to deny, and seconded by Peter DeKever, and UNANIMOUSLY carried by vote, the Historic Preservation Commission DENIES Certificate of Appropriateness Application #2025- 0407.
