This budget <br />will include detailed takeoffs, broken <br />by both CSI division and building area. <br />It will detail systems and assumptions. <br />The DD estimate will provide a <br />comparative analysis so that the team <br />may easily understand where increases <br />or decreases may have occurred at <br />each line-item. The Shiel Sexton team <br />may establish a GMP during the DD <br />stage. We cover any undefined areas of <br />the documents with clearly identified <br />allowances, for which we solicit the <br />input of the design team so that we <br />can clearly delineate areas of the <br />drawings that are yet to be determined <br />ahead of the GMP. <br />CONSTRUCTION DOCUMENTS (CD) <br />During the CD stage the construction <br />team works closely with the designers <br />to complete documents and maintain <br />the GMP amount. We prepare drawings <br />for market bidding and ensure all <br />allowances are carefully managed and <br />reported to the Owner. The CD stage <br />culminates with the bidding stage. <br />CONTINGENCY <br />The Shiel Sexton team will establish a <br />design and construction contingency <br />that will cover undefined portions <br />of the project and will be managed <br />throughout the design process. As the <br />drawings become increasingly detailed <br />and defined, the contingency amount <br />will be drawn-down. <br />ALTERNATES/VALUE ENGINEERING <br />The detailed estimates provided by <br />Shiel Sexton will allow the Owner to <br />better understand where its money is <br />being spent. This will also allow Shiel <br />Sexton an opportunity to provide value <br />engineering and alternates to consider. <br />This will give you an opportunity to <br />maximize the scope of work for the <br />budget. <br />INTEGRATED SCHEDULE <br />Each estimate will be accompanied <br />by an integrated CPM schedule. This <br />will allow the Owner to understand <br />how construction will coexist with the <br />ongoing activity of the entire project <br />site. <br />CITY/OWNER PROJECT SPECIFIC GOALS (continued) <br />4. GUARANTEED MAXIMUM PRICE: <br />As we work through the early planning <br />process, we will begin with a detailed <br />control budget. During this period we <br />will work to articulate and organize <br />the project priorities. The overall <br />program is then accompanied by a <br />master schedule. The team will then <br />work to establish a milestone schedule <br />for the design completion, GMP, and <br />construction phases. The design <br />and construction teams will work to <br />identify the best design solutions for <br />the project and deliver a GMP that <br />meets your budget. <br />Then, the Shiel Sexton team will be <br />deeply engaged in the design process. <br />Our project manager will attend all <br />weekly design meetings. Our team <br />will be fully available to the Owner <br />as a resource on an ongoing basis <br />and will contribute to the dialogue <br />during design meetings. They will <br />also use these meetings to absorb <br />information so that it may further their <br />understanding of the intent in every <br />nuance of the project. <br />Our PM has the ability to pull in <br />additional support from our firm’s in- <br />house resources (as necessary) for <br />specialty expertise in MEP, structural, <br />and civil. This level of information <br />sharing will allow the team to provide <br />more detailed and reliable budgets at <br />every stage of design.
