Madison Lifestyle District - CMc RFP Response • Shiel Sexton | 14Confidential material included on this page.
NON-COLLUSION FORMPROJECT APPROACH
Shiel Sexton’s CMc approach is based on working in partnership with the
design team and owner to achieve the best design and best value. We
will work with The City and the architects to develop a detailed plan that
meets all budget, schedule, quality, safety, and diversity objectives.
PROJECT
APPROACH
SUPPORTING LOCAL LABOR
CITY/OWNER PROJECT SPECIFIC GOALS
As an at Risk-CM, Shiel Sexton is built to maximize subcontractor bidding interest and guarantee better subcontractors and
better cost. Our team will host meetings to provide information and generate interest with local subcontractors. We have a
robust pre-qualification process with the goal to pre-qualify all potential bidders prior to the bid process. There are many
subcontractors in this region that we have partnered with on other projects, and we know that there are others that may be a
good fit for this project. We plan to seek out these firms and encourage pre-qualification if they are interested in this project.
In addition, we will develop bid packages that are right sized and well suited to garner the most interest and bidders for this
project. Our pre-qualification procedures are available upon request. We are proud of our record and our reputation in the
Indiana subcontractor community and we believe this translates to better value for our clients.
1. E-VERIFY AFFIDAVITS:
Shiel Sexton shall agree to enroll
in and participate in the E-Verify
Program as required by Indiana Code
22-5-1.7-11. Furthermore, every
employee for every subcontractor
working on the job shall be required to
enroll and participate in the E-Verify
Program as required by Indiana Code
22-5-1.7-11.
2. FAIR BIDDING PROCESS:
Shiel Sexton will not be self-
performing any of the work on this
project. Subcontractors have trust
in Shiel Sexton and respect our
organization and our corporate
practices. They have faith in our
financial stability, understand our
high expectations and look forward to
working with us on projects. We work
together with our subcontractor teams
to collaboratively solve problems. This
mutual respect leads to better pricing
because subcontractors are eager
to work on our jobs. This favorable
pricing saves the Owner money and
allows you to maximize your programs.
3. SUSTAINABILITY:
Shiel Sexton will work with the City
and the design team to evaluate
materials, systems, and pricing
information to assist in choosing a
sustainable facility that provides the
best value.
We understand the value and benefits
of going green and are committed to
helping make this a viable strategy for
building owners who are interested. In
total, Shiel Sexton has completed over
$1.6 billion in LEED certified projects
with another $140 million in projects
that are seeking certification.
One way Shiel Sexton works to
reduce its carbon footprint is through
Shiel Sexton Concrete’s partnership
with imi, which has implemented
CarbonCure into pours since 2017.
CarbonCure infuses CO2 into
concrete mixtures, where the CO2
then mineralizes. This injection of
the CO2 means that the carbon
dioxide gas does not get released
into the atmosphere thus reducing
emissions and lessening the effect of
construction on the environment. As
an example on a recent project, our
CarbonCure concrete usage translated
into a total carbon savings of 507,500
lbs.
