SOUTH BEND REAEVELOPMENT COMMMION —IVY TOWER FACILITY RENOVATION PROJECT <br />Proposal for Environmental Services <br />Closely coordinate with City and Developer's consultants during the creation of bid <br />document and the entire renovation project; <br />+ Provide reasonable timely response (approximately 1 hour or less) to on -call requests <br />prior to and during the entire renovation project; and <br />+ Attend all scheduled project meetings with City and Developer's representatives. <br />1.3 Summary of Approach <br />Weaver Boos understands that the goal of the City is to remove the environmental impediments <br />associated with the proposed renovation project so that ultimately the Site may be redeveloped as <br />planned by the Developer. Weaver Boos recognizes that due to the age of the buildings and the <br />operations conducted inside each building, and the results of the WPI investigations, several <br />factors need to be considered prior to renovation, including: <br />1. Existing and possible environmental impacts to the Site; <br />2. Working as part of the City's project team in assisting the Developer to obtain their goal <br />of renovating the Site as proposed. <br />3. The planned reuse of the Site. To elate, Weaver Boos has only been provided a <br />preliminary general idea of the planned reuse. <br />4. Potential unforeseen environmental concerns that are discovered during renovation (i.e. <br />soil contamination or UST in a proposed utility excavation). <br />To accomplish the City's objectives, Weaver Boos will work closely with the City and <br />Developer, and the City and Developer's legal and engineering representatives prior to and <br />during the planned renovation. In preparation of this proposal, Weaver Boos reviewed past <br />environmental reports prepared by Wightman Petrie, Inc., briefly toured the Site, and reviewed <br />past site plans of the Site. Using this information, in conjunction with any additional information <br />Weaver Boos anticipates will be provided by the City (including any additional environmental <br />assessment activities and, if available, building specifications), local historical societies or <br />museums (building drawings and other available documentation), and additional yet preliminary <br />site visits or investigations (further quantification and/or characterization of environmental <br />conditions), Weaver Boos will create the environmental remediation specifications.
