that require inexpensive repairs. The aforementioned areas of damage to the siding can
easily be repaired or replaced with new clapboards as needed, all at low cost to the
owner. The roof does need replacing, as does some of the glass in various windows,
however, none of this warrants demolition of this structure. Unless the owner can
provide interior images and information that proves otherwise the staff recommends
denial of the request to demolish this garage.
The owner is requesting to demolish the existing garage in order to build a new
two -stall garage which would be 10' deeper and 4' wider. The staff can only assume the
reasoning for this is for more storage and a front service entrance, since there is currently
ample room for two cars to park with in the structure. Although the staff recommends
denial of the demolition, they would recommend approval of adding ten feet to the rear of
the existing garage. There is ample room and this would add needed storage to the
garage at substantially less cost then demolition and new construction. In addition, by
adding on rather then rebuilding, the garage will not have to be moved over for new
setback requirements.
Once again, this recommendation is based on an exterior inspection of the
building.
2
