Area Board of Zoning Appeals—February 1, 2012 <br /> MS. O'NEAL: Probably about 200, 200 people. <br /> MR. LYONS: I believe the fire occupancy lists on the building is 252. <br /> MR. PHIPPS: Okay so if you're going to seat 200 and we're going to have under 30 parking places? <br /> MR. BULOT. First of all a comment on that, the more accurate would be to actually get a floor plan. Figure <br /> 15 square feet for tables and chairs for occupancy and then every 18 inches of booth or fixed seating space <br /> would be an additional seat and take that total. A more accurate. The fire occupancy, I'm not sure when that <br /> was established and what they're basis was for that. That's what their sign says inside so it's probably... the <br /> other comment I would like to make is that because it's been more than a year that the building has been or <br /> not used or been used as a bar that coming in you now are going to be considered to be doing essentially a <br /> new use or establishing a change of use so in doing that you're going to have to come up with the <br /> requirements for all of the ADA requirements in terms of egress and safety. So any kind of ramping or <br /> entrance way into the main building would need to be accommodated. Also your restrooms would have to <br /> come up to the current handicap accessibility standards with the sidebars, vertical bars and clearances doors <br /> and that sort of thing. I think there was something else but I can't remember what it was...I think, oh a <br /> vestibule. There is new a requirement for all because of the insulation standards now set by the State, you <br /> will be required to have a vestibule entrance into the space. So if you don't already have one, you'd actually <br /> have to build a vestibule type entrance which is essentially an air pocket going in and out. It helps save on <br /> the energy costs. <br /> MR. CRUMLISH: That's the 2009 energy code. <br /> MR. HUNTINGTON: I believe a vestibule already exists and we're aware of the ADA requirements and the <br /> change that's going to be necessary there. I believe a vestibule already exists and we're pretty confident <br /> what you would see would qualify as the vestibule for the air lock type. <br /> MR. BULOT: Okay I just wanted to make you aware of that. <br /> MR. HUNTINGTON: We would remind the commission this is simply the re-adaptation of a building that <br /> had been used in the past for exactly what we're trying to use it for. Not withstanding whatever the <br /> occupancy ability is we, we're pretty confident that with the actual on site parking the leased parking and the <br /> available public parking, the on street parking, that that should be sufficient to meet the needs because it met <br /> the needs in the past for the, and I don't know that we've seen no history of reports of problems or anything <br /> like that. No one has come forward and mentioned that to us so far so we would certainly ask you to take <br /> into consideration the fact that this is simply re-doing what has been done in the past to some degree. <br /> MR.
