The other possibility for us would be <br />to turn this into all condos. You would have <br />condos on every side. And for John to put <br />the retail along here, so we would have retail <br />on this street going through. There's a lot of <br />potential for collaboration on that. It's up to <br />the city to decide whether you want to put a <br />hotel there. As a citizen, I'd rather see the <br />LaSalle Hotel be turned into a boutique hotel, <br />and part of the city fabric. I think if we put a <br />hotel there, that's going to compete with that. <br />But that's the city's decision to make, not <br />ours. <br />Mr. Bergeman: On a more human note, I <br />think what separates the two proposals, and I <br />don't know that it's really been understood by <br />people, is truly the environmental aspect of <br />what we're proposing for the City of South <br />Bend. I don't know that people can really get <br />their hands quite around the concept of <br />sustainable design. The fact that we would <br />be reducing energy bills by as much as 30%- <br />50%. So each of you could look at your own <br />energy bills (we've had a very mild winter). <br />What does it mean that we care about <br />everybody's air quality. I mean that very <br />sincerely. That's not a rhetorical question. <br />This is truly something about the future of <br />South Bend. It's not just another bunch of <br />bricks and sticks and mortar. This is an <br />environment that will make a difference in <br />South Bend. It's not another greenfield <br />development in the corn fields of St. Joseph <br />County. You need to think about that in very <br />real terms. There aren't any more dinosaurs <br />49 <br />
