South Bend Central Development Area <br />() continued... <br />office complex would be a terrific <br />compliment to what we have, as long as <br />there's not a walkway coming down <br />Sycamore because what that means is that <br />those folks don't want to live in the city, they <br />want to live above it. We think there are <br />some real possibilities for some terrific <br />synergy here. We're competitors right now. <br />Whoever gets this site ... if it's John, then <br />John's going to be working with what he's got <br />thereto do his whole thing. If it's us, the day <br />after we get this site, Holladay is our best <br />friend because now we both have an <br />incredible interest in working together. <br />We've met with them. We've shared our <br />plans with them and they've shared their <br />plans with us. We both know the details of <br />each. We've tried to maintain a po sitive <br />relationship with them because we see them <br />as important partners on that island and we <br />want to continue to work with them. If we <br />do not want to go forward with the office <br />complex, the way we see this is that, the <br />reason they have let that sit empty over there <br />is because they just didn't see a way to make <br />the residential go on that. Our suspicion is <br />it's because they were trying to bite off too <br />big of a chunk of too many residential units <br />at too high a price to begin with. Our vision <br />is that a smaller element acting as an urban <br />catalyst can help to then catalyze further <br />development upon there. You could take this <br />project we've got right here and practically <br />flip it over. Or, if John were interested in <br />working together with us on something like <br />48 <br />
