South Bend Central Development Area <br /> <br />(1) continued… <br /> <br />approximate costs related to acquisition of: <br />The Manor Building, 118 S. William <br />St.,;Fred’s Transmission, 501 W. Western <br />Ave.; the GMS Realty-Toyota properties in <br />the 300 and 400 blocks of Western Ave.; the <br />former Schilling’s Camera store, 325-329 S. <br />Lafayette Blvd.; and NorSystems Inc., 301 S. <br />Lafayette Blvd., in anticipation of adding the <br />properties to the List of Properties to be <br />Acquired in the South Bend Central <br />Development Area Development Plan. <br /> <br />The properties are adjacent to the Coveleski <br />Park planning area where the Commission <br />has been acquiring property with the intent of <br />offering the cleared land for housing <br />development. <br /> <br />The Manor, owned by Madison Center, has <br />been vacant for about a year. Owned by a <br />non-profit agency, it does not generate any <br />taxes at this time. Redevelopment costs are <br />estimated at $350,000. <br /> <br />Fred’s Transmission is also in the area <br />identified for housing development. There is <br />an operating business there that is expected <br />to move soon. We’d like to be in a position <br />to acquire this property when it becomes <br />available. Redevelopment costs are expected <br />to be about $325,000 for this property. <br /> <br />The Toyota properties in the 300 and 400 <br />block of Western are mostly vacant. The <br />only occupied one is a small service center <br />on Wayne St. We’d like to negotiate with <br /> 9 <br /> <br />
