South Bend Redevelopment Commission
Rescheduled Regular Meeting –July 14, 2009

6. NEW BUSINESS (CONT.)

B. South Bend Central Development Area

(1) continued…

approximate costs related to acquisition of:
The Manor Building, 118 S. William
St.,;Fred’s Transmission, 501 W. Western
Ave.; the GMS Realty-Toyota properties in
the 300 and 400 blocks of Western Ave.; the
former Schilling’s Camera store, 325-329 S.
Lafayette Blvd.; and NorSystems Inc., 301 S.
Lafayette Blvd., in anticipation of adding the
properties to the List of Properties to be
Acquired in the South Bend Central
Development Area Development Plan.

The properties are adjacent to the Coveleski
Park planning area where the Commission
has been acquiring property with the intent of
offering the cleared land for housing
development.

The Manor, owned by Madison Center, has
been vacant for about a year. Owned by a
non-profit agency, it does not generate any
taxes at this time. Redevelopment costs are
estimated at $350,000.

Fred’s Transmission is also in the area
identified for housing development. There is
an operating business there that is expected
to move soon. We’d like to be in a position
to acquire this property when it becomes
available. Redevelopment costs are expected
to be about $325,000 for this property.

The Toyota properties in the 300 and 400
block of Western are mostly vacant. The
only occupied one is a small service center
on Wayne St. We’d like to negotiate with
9
