South Bend Redevelopment Commission
Rescheduled Regular Meeting –July 14, 2009

6. NEW BUSINESS (CONT.)

B. South Bend Central Development Area

(1) continued…

the Gates family to acquire these properties
over time. Total redevelopment costs are
expected to be approximately $1,500,000.

The former Schilling’s Camera Store has
been vacant for almost ten years.
Acquisition of this property would help
assemble a six-acre site for new
development. Total redevelopment costs for
this property are expected to be about
$500,000.

The building at 301 S. Lafayette is currently
being used by NorSystems Inc. We’d like
this property on the acquisition list so that
when we’ve acquired everything else needed
for a housing development site, this would be
on the list and ready to proceed with. Total
redevelopment costs for this site are
estimated at $325,000.

The total number of parcels to be added to
the acquisition list at this time is seventeen.
Total redevelopment costs associated with
acquisition and demolition for the entire
seventeen parcels is $3,000,000.

(2) Resolution No. 2551 amending the South
Bend Central Development Area
Development Plan and adding one or more
parcels to the List of Parcels to be
Acquired.

Mr. Schalliol noted that a declaratory
resolution is the first step in the process of
adding the properties mentioned above to the
10
