Adler Voluntary Annexation Area - Fiscal Plan 4 <br />D. Size and Topography <br />The Annexation Area is approximately .99 acres in area. The topography is relatively flat. <br />E. Buildings and Land Use <br />The site has one house on it. Discussions with the petitioner's representative indicate that the <br />parcel, upon completion of the annexation, will be incorporated into the redevelopment of the <br />commercial structure (formerly Paradise Pools) to the west. The site to be annexed will be used <br />for parking. <br />F. Zoning and Subdivisions <br />The area is currently zoned "R" Residential in unincorporated St. Joseph County. <br />The site consists of lots One Hundred Forty-eight (148) and One Hundred Forty-nine (149) in the <br />Maple Lane Subdivision. <br />G. Population and Density <br />There is one residence with an estimated population of 2.5 persons in the household. The density <br />is 2.5 persons per acre. <br />H. Tax Rate <br />The Township Rate will decrease with the deletion of the Fire Fighting and the Cumulative Fire <br />Fund assessments. <br />The tax rate for the Annexation Area will increase by the addition of the City and Town Rate, the <br />Redevelopment District Rate and the South Bend Transpo Rate. <br />
