-2- <br />more than twelve dwelling units; nor shall any building <br />facade exceed two hundred (200) feet in length. <br />(c) The average number of dwelling units per gross <br />acre in planned residential developments shall be <br />limited by the Board of Zoning Appeals, and such <br />limit shall be based upon the type of dwelling units <br />to be erected, the nature and location of the tract <br />to be developed, the character and intensity of <br />development of the surrounding area, and the capacity <br />of public facilities which would serve the development. <br />This limit shall not exceed an average of 12 dwelling <br />units per gross acre over the entire tract, nor shall <br />the minimum useable open space be less than forty (40) <br />percent of the gross acreage of the entire tract. <br />(d) The provisions of paragraphs 1, 2, 3 and 4 of <br />subsection E. Final Plat of Section IV Procedure and <br />of Section V Required Improvements of Ordinance No. <br />4563, the Subdivision Ordinance of the City of South <br />Bend, Indiana shall be complied with. <br />(e) The tract shall be under single ownership or <br />control before application is made. <br />(f) Total floor area devoted to commercial and <br />professional uses shall be limited to two (2) percent <br />of the gross floor area of the development. Commercial <br />and office uses shall be restricted to such uses as <br />those allowed in the "C -1" Commercial District. <br />(g) Upon completion of the various sections of a <br />development the proponent of a planned residential <br />development shall submit, as- built, site plans <br />showing the location of streets, lots and buildings <br />as approved by the Board of Zoning Appeals, and other- <br />wise complying with the provisions of the Subdivision <br />Ordinance as regards the format and contents of final <br />plats, to the Plan Commission, which shall then approve <br />such plans for recording as a final plat. <br />2. Data Required: <br />(a) Overall development plans showing proposed land <br />uses, number, type and location of dwelling units, <br />building heights, open space allocations, on site <br />parking provisions, streets, peripherial setbacks and <br />scheduled dates of completion of the development or <br />Its various sections. <br />
