ORDINANCE NO. <br />AN ORDINANCE AMENDING ORDINANCE N0. 3702, <br />COMMONLY KNOWN AS THE ZONING ORDINANCE <br />OF THE CITY OF SOUTH BEND, INDIANA <br />AS AMENDED <br />BE IT ORDAINED BY THE COMMON COUNCIL OF THE CITY OF SOUTH BEND, <br />INDIANA: <br />Section 1• <br />That Section 18, sub - section e of Ordinance No. 3702, <br />(as amended), commonly known as the Zoning Ordinance of the <br />City of South Bend, Indiana, be amended by the addition thereto <br />of the following: <br />(4) In "A -2" Residential Districts: <br />Planned Residential Developments. Provided that the <br />general intent and requirements of Section 3 -B of this Ordinance <br />are fulfilled, and further that the following specific require- <br />ments and procedures are complied with. <br />1. <br />Specific Requirements: <br />(a) Off- street parking shall be provided in the <br />following ratios: One space per employee; one space <br />per five hundred square feet of gross floor area in <br />commercial or office use; in addition, the Board <br />shall set a ratio of off - street parking spaces to <br />be provided per dwelling unit. This ratio shall be <br />based upon the type of dwelling units to be erected, <br />the location and character of the proposed develop- <br />ment, and the use and character of the surrounding <br />area. The Board shall require a minimum of at least <br />one (1.0) off-street parking space per dwelling unit, <br />but shall not require more than two (2.0) spaces per <br />dwelling unit. All parking areas are to be adequately <br />drained, paved, and lighted, appropriately screened, <br />landscaped and located. Enclosed parking is to be <br />encouraged. <br />FILED IN CLERK'S OFFICE <br />(b) In low rise structures of three stories or less, <br />the average number of dwelling units shall not exceed <br />JUL 151964 <br />eight per building; nor shall any building contain <br />KATHRYN L.
