PAGE 33A <br />(b) In low rise structures of three stories <br />or less, the average number of dwelling units <br />shall not exceed eight per building; nor <br />shall any building contain more than twelve <br />dwelling units; nor shall any building facade <br />exceed two hundred (200) feet in length. <br />(c) The average number of dwelling units <br />per gross acre in planned residential <br />developments shall be limited by the Board <br />of Zoning Appeals, and such limit shall <br />be based upon the type of dwelling units <br />to be erected, the nature and location of <br />the tract to be developed, the character <br />and intensity of development of the surr- <br />ounding area, and the capacity of public <br />facilities which would serve the development. <br />This limit shall not exceed an average of <br />12 dwelling units per gross acre over the <br />entire tract, nor shall the minimum useable <br />open space be less than forty (40) percent <br />of the gross acreage of the entire tract. <br />(d) The provisions of paragraphs 1, 2, 3 <br />and 4 of subsection E. Final Plat of Section <br />IV Procedure and of Section V Required <br />Imorovements of Ordinance No. 4563, the <br />Subdivision Ordinance of the City of South <br />Bend, Indiana shall be complied with. <br />(e) The tract shall be under single owner- <br />ship or control before application is made. <br />(f) Total floor area devoted to commercial <br />and orofessional uses shall be limited to <br />two (2) percent of the gross floor area of <br />_ the development. Commercial and office uses <br />shall be restricted to such uses as those <br />allowed in the "C -1" Commercial District. <br />(g) Upon completion of the various sections <br />of a development the proponent of a planned <br />residential development shall submit, as <br />built, site plans showing the location of <br />streets, lots and buildings as approved by <br />the Board of Zoning Appeals, and otherwise <br />complyin-u with the provisions of the Sub - <br />division Ordinance as regards the format <br />
