PAGE 33 <br />semi- public voluntary organizations such as Boy <br />Scouts, Girl Scouts, Campfire Girls, Izaak Walton <br />League, 4 -H Fair; (2) the parcel of land is not less <br />than ten (10) acres in area; (3) all buildings, <br />structures, and uses shall be located not less than <br />one hundred (100) feet from adjoining property lines; <br />(4) adequate off - street parking shall be provided <br />and shall be located not less than fifty (50) feet <br />from the nearest property line; (5) all required <br />set back areas shall be nermanently maintained as <br />open space, except for walks, driveways, fences, <br />and structures or building for admission control; <br />(6) that there be no housing of animals except in <br />connection with exhibits. <br />(3) In "B" Residence Districts: <br />{a) Funeral Homes. Provided that: (1) The <br />use is confined to an existing building converted <br />for the purpose; (2) the principal building or <br />buildings shall not occupy more than forty (40) per <br />cent of the lot area; (3) the building shall retain <br />substantially the appearance of a dwelling. <br />(4) In "A -2" Residential Districts: <br />_ Planned Residential Developments. Provided that <br />the general intent and requirements of Section 3 -B of <br />-- this Ordinance are fulfilled, and further that the <br />following specific requirements and procedures are <br />complied with. <br />1. Specific Requirements: <br />(a) Off- street parking shall be provided <br />in the following ratios: One space per <br />employee; one space per five hundred square <br />feet of gross floor area in commercial or <br />office use; in addition, the Board shall <br />set a ratio of off - street parking spaces to <br />be provided per dwelling unit. This ratio <br />shall be based upon the type of dwelling <br />units to be erected, the location and <br />character of the proposed development, and the <br />-. use and character of the surrounding area. <br />The Board shall require a minimum of at <br />least one (1.0) off - street parking space <br />-- per dwelling unit, but shall not require <br />more than two (2.0) spaces per dwelling unit. <br />All parking areas are to be adequately <br />landscaped and located. Enclosed parking <br />is to be encouraged. <br />
