This area is now
zoned A residence and -A height and area districts excepting a portion approximately 150 feet on Lincoln Way West
and,150 feet on Bendix Drive which is zoned C commercial and D height and area districts. Petitioners ask to
have the entire area made C commercial and E height and area districts.
This change is recommended as petitioned for, for the reason that land area involved consisting of 11988 acres,
more or less, is sufficient area classified as a consolidated shopping district and eventually to adequately
serve.the community in an area where no such consolidated shopping districts exist.
Very t ruly yours
Robert L. These lots -are on the north side of East Jefferson Blvd. between Tuxedo Drive and
25th Street. This petition is recommended for the following reasons:
1. Petitioner, South Bend Osteopathic Hospital, Inc. is a not
for profit corporation.
2. The need for additional hospital facilities in the South Bend
area is clearly evident; as witness, hospital fund drive for
additional facilities.
3. The proposed hospital site is one of ample area grossing 4.5 acres.
40 The location is one of sufficient peace and quiet and area involved
is sufficient for adequate setback from Jefferson Avenue traffic
and for sufficient area devoted to off - street parking. Petition
area is across the street from a zoning district similar to proposed
and immediately adjacent on the west to two family residential area.
5. All zoning ordinances are enacted to promote health, safety, and the
general welfare, and such is stated in Chapter 147, Acts of 1949,
General Assembly. Non - profit hospitals promote the same ends.
Very truly yours,
Robert L. Huff, Secretary
Councilman Hahn made a motion that the report be accepted. Councilman Glass seconded the motion. Motion
carried.
Residents in the vicinity of East Jefferson Blvd. between Tuxedo Drive and 25th Street appeared before the
Council opposing the proposed zoning change to permit erection of the osteopathic hospital in the 2400 block
of East Jefferson Blvd.
