Popular <br />restaurants, Social Cantina and Another Broken Egg Café, occupy <br />the retail space. Additionally, the complex includes an outdoor pool, <br />fitness center, and dog park and washing station. The apartments’ <br />use is supported by connections to the Vandalia Trail, a well- <br />appointed community park, and on-street, surface, and structured <br />parking. <br />Hendricks Commercial Properties IRONWORKS HOTEL <br />Architect:Eppstein Uhen Dates:3/13 - 9/14 (Phase 1) <br />1/16 - 9/17 (Phase 2) <br />Cost:$32M (Phase 1) + $27M (Phase 2)SF:245,000 + 101,000 <br />Scope:Shiel Sexton was CM for the new construction of Ironworks at <br />Keystone, a 245,000-SF, 5-story, mixed-use development on a 1.4- <br />acre site. After the successful completion of Phase I, Shiel Sexton <br />was selected as CM for Phase II, a $27 million boutique hotel that <br />consists of approximately 101,000 SF including 120 guest rooms, <br />ground floor retail space, and three restaurants and a parking <br />garage. An aggressive schedule, tight site logistics, and unsuitable <br />soils created some challenges for our team, but the use of post- <br />tensioned concrete atop GeoPiers mitigated those challenges. <br />Gershman Partners & Deylen Realty THE ARDMORE <br />Architect:Blackline Studio Dates:1/19 - 10/20 <br />Cost:$33,000,000 SF:121,968 <br />Scope:Shiel Sexton constructed a $33 million apartment community with <br />retail space in the heart of downtown Indianapolis. The new high-end <br />mixed-use project features five stories of residential space with 135 <br />apartments. The ground level features 20,000 SF of retail space. The <br />entire complex sits above a below-grade two-level parking structure <br />that accommodates parking for 312 vehicles. Located on a busy five- <br />point intersection, the project had an extremely tight site with complex <br />logistics.
