GUARANTEED MAXIMUM PRICE <br />Larson-Danielson begins developing the framework for the Guaranteed <br />Maximum Price during the schematic design phase and refines it at each <br />major design milestone using our in-house estimating team, historical <br />cost data, and direct feedback from key trade partners. For a project such <br />as the Morris Parking Garage, this process will focus early on major cost <br />drivers including precast/cast-in-place structural systems, foundations, <br />and coordination with the adjacent residential podium development. <br />Early engagement with qualified precast/cast-in-place suppliers will be <br />particularly important given current fabrication lead times and the scale of <br />the structural system. <br />As the design progresses, we will continue to update project budgets <br />and align scope with cost expectations so adjustments can be made <br />before redesign becomes necessary. Particular attention will be given to <br />winter construction planning, including strategies for concrete placement <br />and protection should structural work extend into colder months. These <br />considerations will be incorporated directly into our budget updates and <br />schedule evaluations so the City has a clear understanding of cost and <br />schedule implications. <br />Once the major scopes of work are sufficiently defined, we will work <br />with the City and design team to establish the GMP based on detailed <br />line-item pricing tied directly to the drawings, specifications, schedule, <br />and documented assumptions. Our firm commitment is to deliver a well- <br />supported and transparent GMP that reflects current market conditions, <br />accounts for the logistical realities of constructing a multi-level parking <br />structure in this location, and provides the City with confidence in both the <br />cost and delivery of the project. <br />PROJECT SCHEDULE <br />Upon award, Larson-Danielson will immediately develop a detailed, logic- <br />driven baseline schedule aligned with the anticipated construction window. <br />Early focus will be placed on identifying long-lead materials and engaging <br />critical trade partners to secure procurement slots and maintain momentum <br />through winter conditions. <br />Phasing and sequencing will be carefully coordinated to optimize <br />productivity during colder months, with transparent identification of any <br />premium costs associated with winter protection or extended work hours. <br />We will analyze structural and site conditions early in preconstruction <br />to confirm milestone feasibility and advise the City if adjustments are <br />warranted. <br />Site logistics plans will prioritize safety for workers and the public, <br />incorporating hard barriers, signage, and coordinated access routes. Regular <br />schedule updates and milestone tracking will maintain accountability. Our <br />commitment is disciplined planning, early risk identification, and transparent <br />communication to ensure timely project delivery.
