LARSON-DANIELSON PROPOSAL FOR CMc SERVICES MORRIS PERFORMING ARTS CENTER PARKING GARAGE 21 <br />Morris Performing Arts Center, <br />Morris 100 Phase I - South Bend, IN <br />NEGOTIATING THE CONTRACT <br />South Bend and Larson-Danielson have recently been through the process <br />of negotiating a CMc contract and we believe the process was easy <br />and seamless. Our expectation is to use a similar process for the Morris <br />Performing Arts Center Parking Garage project. <br />OUR APPROACH TO COMMUNICATION <br />Clear and consistent communication will be essential for a project located <br />in the heart of downtown South Bend and directly adjacent to the Morris <br />Performing Arts Center. Construction activities must be carefully coordinated <br />with the venue’s event schedule, pedestrian activity, and surrounding <br />downtown traffic patterns. We will establish structured communication <br />systems that allow the City, design team, and project stakeholders to make <br />timely decisions while maintaining awareness of venue operations and <br />community impacts. <br />• Centralized Project Information: We will use ShareFile and Phoenix <br />to provide a single source for drawings, RFIs, submittals, schedules, <br />and cost information. These platforms ensure the City and design team <br />always have access to the most current information and allow the <br />team to quickly coordinate decisions affecting the garage structure, <br />site access, and adjacent properties. <br />• Weekly Coordination Meetings: Regular project meetings will focus <br />on schedule progress, upcoming structural work, and coordination <br />with Morris Performing Arts Center operations. These meetings will <br />review event calendars, downtown access constraints, and upcoming <br />construction activities to ensure work is planned around major <br />performances and peak pedestrian periods. <br />• Event and Access Coordination: Because construction will occur <br />next to an active performing arts venue, we will maintain ongoing <br />communication with venue representatives and City staff to manage <br />deliveries, lane closures, and pedestrian circulation on event days. <br />Advance planning and clear communication will help prevent <br />disruptions to performances and downtown activity. <br />• Public & Community Engagement: Our in-house Marketing Manager <br />can assist the City with press releases, project updates, and community <br />communications so nearby businesses, patrons, and residents remain <br />informed about construction milestones and temporary impacts. <br />• Proactive Problem Solving: We emphasize early coordination with <br />the design team, subcontractors, and City representatives. Using our <br />project management systems, we track schedule impacts, site logistics, <br />and coordination issues so they can be addressed before they affect <br />venue operations or downtown access. <br />Through structured communication, shared technology platforms, and <br />consistent coordination with City staff and Morris Performing Arts Center <br />operations, we will keep the entire project team aligned while minimizing <br />disruption to downtown South Bend..
