12Morris Performing Arts Center Parking Garage
Garmong Construction
Understanding of the Project
The Morris Performing Arts Center Parking Garage is
more than a parking structure. It is the final phase of The
Neverending Encore initiative and a catalytic downtown
investment that will serve the Morris Performing Arts Center,
connect directly to the Raclin Murphy Encore Center, and
support a future residential development along Main
Street. The project includes site infrastructure, a 474-space
structured parking garage, and a first-floor concrete
podium that will support attached wood frame housing and
commercial space.
This is a multi-year, multi-phase urban project in a high-
visibility downtown corridor. It requires disciplined
coordination, careful phasing, stakeholder communication,
and cost certainty. Garmong understands that the City’s
mission emphasizes excellence, accountability, innovation,
inclusion, and empowerment, and our approach is built to
support those values throughout delivery.
Preconstruction Leadership and Cost Control
As CMc, we proactively engage during design to eliminate
surprises and reduce risk. During preconstruction, we will work
alongside the City and design team to refine scope, validate
constructability, and identify cost drivers early.
We will provide progressive cost estimating throughout
design development, including value engineering, life
cycle cost analysis, and real-time market feedback. Parking
garages require careful analysis of structural systems, façade
treatments, waterproofing, corrosion protection, and long-term
durability. Our estimating process will evaluate cast-in-place
versus precast systems, traffic coatings, drainage details,
and façade integration to ensure longevity and controlled
maintenance costs.
Constructability reviews will focus on sequencing the site
infrastructure, garage structure, and podium work in a way
that allows the housing developer to mobilize efficiently
following podium completion. The podium interface is critical,
and we will coordinate structural tolerances, embed locations,
and load transfer requirements early to avoid downstream
conflict.
Our preconstruction services will also include a detailed bid
packaging strategy, subcontractor prequalification planning,
permitting coordination, and development of a conceptual
CPM schedule aligned with the anticipated August 2026 to
December 2027 construction window.
Hamilton County Parking Garage
Monon on Main Parking Garage
