12Morris Performing Arts Center Parking Garage <br />Garmong Construction <br />Understanding of the Project <br />The Morris Performing Arts Center Parking Garage is <br />more than a parking structure. It is the final phase of The <br />Neverending Encore initiative and a catalytic downtown <br />investment that will serve the Morris Performing Arts Center, <br />connect directly to the Raclin Murphy Encore Center, and <br />support a future residential development along Main <br />Street. The project includes site infrastructure, a 474-space <br />structured parking garage, and a first-floor concrete <br />podium that will support attached wood frame housing and <br />commercial space. <br />This is a multi-year, multi-phase urban project in a high- <br />visibility downtown corridor. It requires disciplined <br />coordination, careful phasing, stakeholder communication, <br />and cost certainty. Garmong understands that the City’s <br />mission emphasizes excellence, accountability, innovation, <br />inclusion, and empowerment, and our approach is built to <br />support those values throughout delivery. <br />Preconstruction Leadership and Cost Control <br />As CMc, we proactively engage during design to eliminate <br />surprises and reduce risk. During preconstruction, we will work <br />alongside the City and design team to refine scope, validate <br />constructability, and identify cost drivers early. <br />We will provide progressive cost estimating throughout <br />design development, including value engineering, life <br />cycle cost analysis, and real-time market feedback. Parking <br />garages require careful analysis of structural systems, façade <br />treatments, waterproofing, corrosion protection, and long-term <br />durability. Our estimating process will evaluate cast-in-place <br />versus precast systems, traffic coatings, drainage details, <br />and façade integration to ensure longevity and controlled <br />maintenance costs. <br />Constructability reviews will focus on sequencing the site <br />infrastructure, garage structure, and podium work in a way <br />that allows the housing developer to mobilize efficiently <br />following podium completion. The podium interface is critical, <br />and we will coordinate structural tolerances, embed locations, <br />and load transfer requirements early to avoid downstream <br />conflict. <br />Our preconstruction services will also include a detailed bid <br />packaging strategy, subcontractor prequalification planning, <br />permitting coordination, and development of a conceptual <br />CPM schedule aligned with the anticipated August 2026 to <br />December 2027 construction window. <br />Hamilton County Parking Garage <br />Monon on Main Parking Garage
