Contract Negotiations The Skillman Corporation uses a modified AIA Contract A-133 2019 Construction Manager as Constructor with GMP. Upon notification of award, we can have a copy of this agreement to the city within one business day. Typically, these contract refinements can be completed within one week. This is a proven agreement we have used for several public owners around the state of Indiana. Project Communications We understand Owners don't like surprises or confusion, so our approach is to be open, accessible, and transparent in managing communications. We operate as an extension of your administrative team. Your Account Executive, Dion Katsouros, and Senior Project Manager, Chris Muviceski will, update the City frequently via personal communication and regular correspondence. They will attend design and planning meetings to stay informed with the design progress and will prepare monthly administrative reports throughout the pre -construction and construction phases of the project. All project correspondence is documented through our user-friendly, web -based, Skillman E-Communications (eCOMM) platform. This application will provide the City of South Bend and the design team with instant and real-time project information accessible on your smart phone, tablet, or computer. A sample of the project information includes: • Contact information • Testing & inspection reports • Insurance • Pre -installation reports • Governing agency approvals • Punch lists • Submittals & shop drawings • Schedule updates • Request for information • Close-out process • Daily field reports • As -built documents • Construction progress • Operation & maintenance documents meeting reports • Warranties • Special meeting reports The Skillman Corporation also utilizes a program called AutoDesk Construction Cloud (formerly known as P1anGrid) as a productivity software to assist in the management of construction field activities. AutoDesk CC enables your Skillman Site Manger to manage and communicate daily field activities through their hand held devices with subcontractors, architects and engineers. Clients are also provided access for their convenience. The program is able to expedite the following items: • Depository and tracking of digital drawing and specification files • Tracking and distributing design changes or clarifications from architects and engineers • Photographic documentation tagged by date and location • Processing of Request for Information (RFIs) • Documentation and notification to subcontractors; (Le safety concerns, quality issues, non-compliance notices, incomplete items, pre -punch lists, etc.) AutoDesk also has the capability to upload Auto Desk Revit three-dimensional files into a BIM viewer to allow field personnel to view interior and exterior electronic images in virtual reality. Skillman also uses BIM 360T", 360 Photography, and Drone Deploy throughout the project to ensure quality control measures are executed throughout the full construction phase.
