PROJECT COSTS <br />PRE -CONSTRUCTION SERVICES FEE <br />Larson -Danielson Construction proposes the following fee to provide CMc pre -construction services, <br />which includes estimating and bid procurement, design consultation and review, scheduling, value <br />engineering, community outreach, site logistics and phasing planning, and general pre -construction <br />coordination. <br />■ Pre -Construction Services Fee: <br />CMc FEE <br />Twenty -Thousand Dollars ($20,000) <br />Larson -Danielson Construction proposes the following percentage -based fee for CMc services: <br />■ CMc Fee: Three and Four Tenths Percent (3.4 %) <br />Fee Structure Summary <br />• The CMc fee covers Larson-Danielson's overhead and profit for the project <br />• Our proposal assumes that all project manager and project engineer time for this project will <br />be treated as a reimbursable expense and billed hourly at the rates listed below <br />Position Hourly Rate <br />Project Executive/Vice President <br />$ <br />165.00 <br />Director of Pre -construction <br />$ <br />145.00 <br />Project Manager <br />$ <br />145.00 <br />Project Engineer <br />$ <br />90.00 <br />Estimator <br />$ <br />90.00 <br />• All other construction costs applicable to the project, including general conditions, labor, <br />materials, and equipment being considered "Cost of the Work" per the standard AIA 133 <br />contract <br />OWNER COSTS <br />The following is a summary of project -related items the owner would be responsible for: <br />• Legal survey- contours, structures, utilities, rights -of -way, easements, legal description, etc. <br />• Environmental assessments and reports <br />• Furniture, fixtures, and equipment not permanently anchored to the site or building(s) <br />• Geotechnical investigations and reports <br />• Impact and development fees <br />• Zoning and variance expenses <br />• State design release <br />• Utility connection fees <br />• Insurance - Builder's Risk <br />• Professional quality assurance, quality control and testing services <br />• Temporary power, natural gas, water, and sewer bills <br />• Temporary utility connections <br />&M Proposal for Construction Manager as Constructor Services Page 22 of 30 <br />Kennedy Park — South Bend, Indiana <br />
