That's
why we place such emphasis on pre -construction; using this phase to identify potential risks,
evaluate systems and components, and work with the team to implement practical solutions before
construction begins.
When unforeseen challenges arise, we take a proactive and transparent approach. By addressing
issues openly with all stakeholders, we can quickly develop and implement effective solutions that
keep the project moving forward.
Our philosophy is built on clear commitments rather than incentives. We believe success comes
from setting shared goals with our clients and standing behind them, a practice that has defined our
track record of reliability across all project types.
We also take a transparent approach to contingencies. Each contingency is clearly defined, assigned
a value, and refined as the project design evolves. We recommend carrying both a contractor
contingency to cover gaps within our scope and an owner's contingency for scope changes or
unforeseen conditions, ensuring clarity and confidence throughout the project.
10 Proposal for Construction Manager as Constructor Services Page 23 of 30
Kennedy Park — South Bend, Indiana
