PROJECT APPROACH <br />■ Guaranteed Maximum Price: <br />We create a budget framework in the beginning that aligns with the final framework for the <br />final GMP. Maintaining this consistency in framework from the beginning to the end makes <br />any variances and changes much easier to understand. <br />■ Managing Schedule: <br />As Construction Manager, we recognize the importance of phasing the project in a way that <br />allows the community to continue enjoying the park during construction. The Oak Grove, <br />Ballfield, and Native Habitat areas are shorter in duration, and we can sequence them flexibly <br />to best align with the City's priorities. For example, one of these areas could be completed in <br />the early spring of 2026 with the other scheduled for 2027, or alternatively, one could be <br />completed in the spring of 2027 and others in the fall. This flexible approach allows us to <br />tailor the phasing to the City's needs and to maximize public use of the park during peak <br />seasons. <br />The Aquatic Area, which requires the longest duration, will begin in the spring of 2026 and <br />extend through the Summer of 2027. Work in this zone will be isolated with appropriate site <br />fencing and safety measures to allow other areas to remain accessible. In addition, the <br />existing ball field —an important recreation asset —will remain available to the public <br />throughout construction. This phasing strategy ensures that while the new amenities are <br />being built, the park remains active and welcoming, providing continued value to the <br />community during the project. <br />We have included a schedule with these areas separated out which could be adjusted <br />according to the City's desires for phased turnovers. This sample schedule detailing our <br />proposed approach follows on pages 18 and 19. <br />NEGOTIATING A FINAL CMc CONTRACT <br />South Bend and Larson -Danielson have recently been through the process of negotiating a CMc <br />contract and we believe the process was easy and seamless.
