The American Institute of Architects (AIA) Format technical specifications, Division 1-16 format <br />will be used for general requirements and technical specifications. <br />3. Civil3D Version 2022 will be used to develop the Contract Drawings. <br />4. The Bid Documents will be prepared such that all items will be bid on a single lump sum basis. <br /> <br />B. Demolition Plans and Specifications <br /> <br />1. DLZ will develop the demolition plans and specifications. <br /> <br />2. The Project plans and specifications will be limited to the work identified herein for the <br />demolition of the foundations, utilities, and pavements that presently exist at the site. Items <br />will be specified to be demolished or to be abandoned in place as may be directed by the <br />CLIENT based on future development plans. <br /> <br />3. DLZ will document, to a reasonable extent, all known major demolition items as identified by <br />the CLIENT. It is known and understood that, based on the age and size of the Project facility, <br />as well as the sporadic documentation of the existing facilities, a significant number of items <br />may remain undocumented and left to the potential bidders to research for bidding purposes. <br /> <br />C. Environmental Specifications <br /> <br />1. DLZ will prepare a Soil Management Plan in accordance with the requirements set forth in the <br />ERC as a condition of the issuance of the Comfort Letter that was issued by the Indiana <br />Brownfields Authority. The Soil Management Plan will be submitted to IDEM for their approval <br />and at a minimum will include the following: <br /> <br />a. Background information pertaining to previous environmental investigations performed <br />at the site and the presence of impacted soils. <br /> <br />b. Provide risk mitigation measures during excavation and construction activities for the <br />direct contact and inhalation exposure pathways to control construction worker exposure. <br /> <br />c. Provide plans for the management and proper disposal of soil disturbed during <br />excavation/construction activities and site restoration of disturbed areas. <br /> <br />2. DLZ will develop environmental specifications, which will incorporate the approved Soil <br />Management Plan, for the proper handling and disposal requirements of impacted soils <br />encountered during excavation and site restoration activities.
