Weekly coordination <br />meetings address constraints and risks, while bi-weekly OAC meetings ensure alignment between the owner, architect, <br />and contractor. <br />Quality Assurance and Post-Construction: <br />Our QA/QC program guarantees the highest standards of craftsmanship. Post-construction, we provide punch list <br />walkthroughs, commissioning, and project turnover to ensure the Madison Lifestyle District – Phase I Parking Garage is <br />ready for use and future success. <br />Communication Approach <br /> <br />Effective communication is critical to the success of this project. CSM Group will conduct regular meetings to provide <br />updates on progress, impacts, and upcoming activities. <br /> <br />Community Engagement: <br />We will support community meetings at key milestones to gather input, address concerns, and provide project updates. <br />These meetings foster collaboration and ensure the facility reflects the community’s values. We will also use public notices, <br />social media, and newsletters to keep residents informed throughout the project. <br /> <br />Meeting Structure: <br />• Design Meetings: Collaborate on constructability, cost, and lead times, documenting outcomes in Procore for a <br />seamless transition to construction. <br />• Kickoff Meetings: Establish expectations and align all teams for project success. <br />• Weekly Progress Meetings: Address safety, scheduling, and coordination among stakeholders. <br />• OAC Meetings: Provide high-level project updates and reviews for owners, architects, and contractors. <br />Contract Negotiations <br />CSM Group is familiar with and accustomed to working under City’s preferred form of contract, the AIA A133 “Standard Form of Agreement Between Owner and <br />Construction Manager as Constructor where the basis of payment is the Cost of the Work Plus a Fee with a Guaranteed Maximum Price.” CSM Group has a long history of <br />utilizing the AIA contract templates (and associated subcontracts) to execute successful CMc projects that are subject to an agreed Guaranteed Maximum Price. CSM <br />Group typically utilizes a standardized/updated version of the AIA documents (forms A133 and the accompanying A201 General Conditions) that include minimal updates <br />to the AIA templates, which documents can be provided for the City’s consideration now or at the time of contracting. For these reasons, CSM Group does not anticipate <br />any challenges or delays in negotiating a CMC contract with the City that is based on the AIA A133 forms.
