We <br />understand the existing AHUs/cooling and boiler systems will remain as is. Main duct runs will <br />remain as much as possible pending final assessment of existing and floor plans. The design will <br />meet the requirements of ASHRAE 90.1, which will be validated using ComCheck. <br /> <br />• Electrical: Design is anticipated to reuse the existing electrical gear, back-up power/generator, and <br />associated base building electrical systems. Our scope will redistribute the existing panels for new <br />circuiting. As part of the assessment & SD package, we plan to reuse existing fixture in existing <br />areas and add new fixtures & lighting controls in renovated areas (approximately 30% of building <br />area. As part of an alternate, we will provide an additional design to replace all the lighting fixtures <br />and lighting controls for the entire building. We review if some back of house fixtures/controls can <br />be retained during design. Exterior lighting will be confined to replacing existing lighting on the <br />building as an alternate. No site lighting is anticipated. Based on scope, we are not anticipating any <br />electrical site work or coordination with utility companies. The elevators are being upgraded, for <br />which we have already completed much of the design work. No additional work for the elevator is <br />anticipated. Compliance with the energy code will be validated using ComCheck. <br /> <br />• Fire Alarm: Our design is based on extending the existing fire alarm system. <br /> <br />• Technology Systems: All low voltage systems design to be provided by Korda and AEC-ME shall <br />coordinate all required power, grounding and raceway as needed to meet the design. Low voltage <br />systems include Technology, A/V, Security and Access Control. <br /> <br />• Fire Protection: We anticipate extending the existing system to renovated areas. The final sprinkler <br />layout will be provided by the selected Fire Protection contractor. <br /> <br />• Plumbing Systems: The plumbing system design is anticipated to be limited to adding several <br />restrooms on the first floor and smaller ones on upper floors. We anticipate reconnecting to existing <br />domestic water, sanitary, and vent pipes within the building. Plumbing scope will include all interior <br />systems. No exterior plumbing is anticipated based on prelim plans. <br /> <br />• Construction Administration (CA): CA services will include assistance answering RFI’s, shop <br />drawing reviews, and site visits during construction. <br /> <br />Review Meetings and Site Visits: <br />AEC-ME’s engineering services will include participation in meetings and anticipated site visits listed <br />below. Additional site visits can be provided for an additional fee. <br /> <br />1. Kickoff Meeting: (1) Meeting anticipated. <br />2. Site investigation: We anticipate up to (4) site visits to verify & document the existing systems and <br />propose solutions. <br />3. Design Meetings: We anticipate up to (7) design meetings, (5) of which we anticipate being virtual. <br />We anticipate these meetings being local. If needed, we will attend up to 2 owner meetings in South <br />Bend. <br />4. Construction Administration / Site Visits: We anticipate up to (5) site review meetings / visits. <br />5. Punch List Visits: We anticipate up to (1) site visit to review contractor’s punch list.
