Design services will include <br />design, documentation, and coordination with the owner. Construction documents will be prepared <br />reflecting the requirements of the project, design calculations and applicable code research. <br /> <br />Base Scope of Work: <br />AEC-ME’s scope of work for this project includes the design of mechanical, electrical, plumbing systems, <br />and fire protection associated with the partial renovation of the building. We understand the existing office <br />building is approximately 60,000 SF. The project is renovating the floor plans. Roughly 20,000 SF of the <br />building is being renovated (roughly 70% @ the 1st floor and 50% on the upper 5 floors). We understand the <br />MEP systems are in fair-to-good condition and do not need replacement. Our scope of work is to rework and <br />supplement the existing systems but not replace the existing mechanical, plumbing, fire protection, or <br />electrical service gear unless noted below. <br /> <br />We understand there are no MEP/FP drawings for the building. Without a basis for systems, this will require <br />us to field survey all equipment, survey above ceilings, etc. We have included in our fee additional time to <br />complete this exhaustive surveying effort needed. We will use the initial assessment to help develop <br />construction documents. <br /> <br />We understand the construction budget to be approximately $6.5 million. <br /> <br />We understand our design efforts will start in Q2 of 2024 and construction will begin around Q3/Q4 of 2024 <br />and be completed within eight months. Our proposed services and fees are valid for 90 days from the date of <br />this proposal. <br /> <br />• HVAC: Design of a heating, cooling and ventilation system is based on reusing the existing HVAC <br />systems and rezoning to coordinate with renovated floor plans. From the Assessment/study, we <br />understand we will be replacing the terminal boxes and adding additional boxes. Associated <br />building automation controls will be updated for these units.
