Proposal for Construction Manager as Constructor Services <br />Four Winds Renovation and Expansion ― South Bend, Indiana <br />MANAGING PROJECT COMMUNICATIONS <br />It is difficult for non-industry observers to understand the complexity of the <br />building process. Typical manufacturing models do not capture the reality <br />of the construction industry and its fragmented processes. And unlike <br />manufacturing industries, where external collaboration takes place prior to <br />assembly, construction project teams collaborate prior to, during, and after <br />the assembly process. The fact that each building project is essentially a <br />customized, one-off endeavor, designed and built by many parties who then <br />go their separate ways, also helps explain the need for repeatable <br />standardized communications procedures. <br />Superior project communication doesn’t just happen. Our team proactively <br />cultivates an open and honest communication process on our projects. This <br />means not just setting up conference calls or rigidly structured project <br />meetings, but building personal relationships with our project colleagues. <br />Especially on projects like this one, the communication process during <br />design needs to be a collaborative endeavor. <br />Effective project communication and timely decision-making is a critical <br />component of our project approach, and fundamental skill of our team <br />members. As one of the largest contractors in the Northwest Indiana area, <br />we have developed numerous tools to coordinate and expedite the flow of <br />project information “24/7” between the Owner, Architect, Owner’s <br />Representatives, Larson-Danielson, and the many subcontractors and <br />suppliers to be involved. <br />During construction, project progress meetings with the owner and <br />architect are typically held weekly. However, meetings can be scheduled as <br />frequently as necessary to meet the requirements of the project and owner. <br />In addition, project status reports showing cost and schedule can be made <br />available at any time via our project management and accounting systems. <br />Community and Media Engagement <br />Larson-Danielson will offer the services of our Marketing Department to <br />keep the community and media engaged in the project. Our Marketing <br />team can coordinate press conferences and press releases at desired <br />intervals along the project schedule. We would also create social media <br />progress updates that can be shared with the entire project team. <br />As previously mentioned, we recommend utilizing hard barriers around <br />construction areas to ensure guest safety. Regular progress updates will also <br />be created by our Project team that can be shared via press releases, emails <br />to stakeholders, and on the barriers. We also proposed providing plexiglass <br />“viewports” in temporary barriers that would allow children and guests to <br />view the construction progress. <br /> <br />Page 21 of 30
