Proposal for Construction Manager as Constructor Services <br />Four Winds Renovation and Expansion ― South Bend, Indiana <br />Project Schedule <br />In order to maximize productivity during the off-season and achieve milestone completion of the areas required <br />to be operational at the start of the 2025 and 2026 season, we plan to develop a detailed schedule immediately <br />after award to begin collaborating with all project stakeholders. It will be critical to identify long-lead time items <br />and bring crucial partners to the table early in the process. We will work with the design and engineering team <br />to prioritize items that will allow for early procurement of critical materials and trades so that work taking place <br />from September and April is consistent. <br />Completing the work on the second floor deck as stated in the RFP will no doubt be challenging, and success in <br />achieving completion by April 2025 will depend on the extent of structural modifications required to the existing <br />facility to accommodate the new construction. This will need to be evaluated at the beginning of the <br />preconstruction phase to determine if completion within this timeframe is reasonable. To be transparent, <br />completion of this work in the desired timeframe may require overtime and/or additional winter protections, <br />which would impact cost. We are committed to “hitting the ground running” in terms of evaluating this portion <br />of the project, and prioritizing scope and budget for this portion of the project to provide the owner the <br />necessary information to determine the best path forward. <br />In addition to the focus on getting the second deck portion completed during the first off-season, we plan to <br />start sitework and foundations work for the Club Space/Kids Area in the Northwest corner in an effort to <br />complete as much of this work as possibly by April of 2025. This will allow for project borders in this area to be <br />tightened up to the building and provide maximal guest access around this area while construction continues <br />during the baseball season, primarily on the inside of the building. <br />We will coordinate with project stakeholders on phasing and sequencing of the different areas around the field <br />to ensure that construction activity is as accommodating as possible to other operations around the field, and to <br />avoid disrupting operations during the baseball season. Utilizing hard barriers around construction areas will <br />ensure guest safety around construction areas, and the barriers will be able to have marketing posters/banners <br />applied if the owner desires to use that space for such a purpose. We also propose providing plexiglass <br />“viewports” in temporary barriers that would allow children and guests to view the construction progress. <br />During the development of site logistics plans, our number one priority is going to be safety. We are committed <br />to making sure that our projects are not only safe for those working on our jobsite, but also for the guests of Four <br />Winds Field and everyone around. Proper directional signage and temporary protections will be in place around <br />all construction areas, which will be coordinated with field operations and clearly documented and <br />communicated so that everyone involved is aware of the safety requirements. <br />With safety as our top priority, we pride ourselves in developing trusting relationships with those that we work <br />with, and communicating clearly and transparently. We know that construction requires careful planning and <br />thoughtful coordination and are equipped and prepared to make this project successful for City of South Bend <br />and its partners. <br />NEGOTIATING A FINAL CMC CONTRACT <br />If selected, Larson-Danielson will immediately begin preparing a final CMc contract with the City of South Bend. <br />The first step in the process is to clearly define the scope of work, including outlining the duties, responsibilities, <br />and deliverables for Larson-Danielson as the construction manager, as well as any specific requirements or <br />expectations from the City of South Bend. Larson-Danielson will prepare the draft contract utilizing industry <br />standard contract language from ConsensusDocs and will offer the City of South Bend ample opportunities to <br />review and customize the contract. <br />Since contract negotiation is a dynamic process, multiple rounds of discussions and revisions may be necessary. <br />In our experience with similar CMc projects, we have been able to come to an agreement and obtain a fully <br />executed contract within 4 – 6 weeks after being selected as the CMc contractor. <br />Page 20 of 30
