CMc Proposal for City of South Bend — Four Winds Renovation and Expansion Project u 18 <br />subcontractor that seriously looks at Hagerman’s work because of the trust and history we have fostered. That also <br />carries forward in our public CMc work. For instance, FCI (formally Fetters) performs concrete and masonry for and in <br />conjunction with our CMc efforts at Homestead High School in Fort Wayne, IN. <br />The goal is to come in just under budget on bid day to ensure the Owner gets their desired scope. With a successful <br />bid day, we can submit the AIA A133 Exhibit A to the Owner for approval and start construction on your project. It is <br />Hagerman’s standard practice to consider all available and qualified subcontractors for our self-perform work on public <br />and private projects. <br />SUSTAINABILITY - Hagerman realizes the impact we can have on the conservation of our natural resources and the <br />significant impact we can have on the sustainability of mankind. We also realize the people who live and work in the <br />environments we create are keenly aware of the importance that society has placed on sustainability. In response to <br />this, we have taken steps to not only embrace sustainable design and LEED® certifications and accreditations, but also <br />to alter design and construction practices and approach to make it a seamless part of our daily design process. <br />Whether LEED status is obtained, Hagerman will utilize sustainable measures throughout construction. <br />Hagerman has celebrated a number of green building firsts, including: <br />• First contractor in the State of Indiana to be a member of the United States Green Building Council <br />• First contractor in the State of Indiana to have LEED Accredited Professionals <br />• Builder of the first LEED NC project in the State – Isaac Ray Treatment Center <br />• The first contractor designated a green business by the Indianapolis Chamber of Commerce <br />• Builder of the first LEED Certified governmental healthcare facility in the nation <br />• The first contractor certified by the Fort Wayne Green Business Certification Program <br />• Builder of the first LEED Registered medical building in northeast Indiana <br />GUARANTEED MAXIMUM PRICE - Our standard practice and the intent of the IC 5-32 is to establish the GMP after <br />the bid of construction documents. This is based on the premise that a public bid process achieves the selection of <br />first-tier subcontractors, and the subcontractor market may not support the maintenance of an earlier GMP. We <br />propose that the actual Cost of the Work is calculated by the sum of the following cost categories, which is in <br />alignment with the AIA A-133 Standard Contract: <br />• Aggregate subcontractor value (bid competitively through multiple bidders per discipline) <br />• CM supervisory staff at fixed hourly rates <br />• CM reimbursables <br />• Percentage mark up for the fee <br />If the above sum exceeds the GMP, Hagerman accepts the overrun to be our cost liability. For any savings of costs <br />under the GMP, the Owner will receive an agreed upon percentage of those savings. <br />PROJECT SCHEDULE - Hagerman fully understands the Owner’s request to phase the work in the best interest of the <br />project. We have ample experience in doing such phased projects. Please refer to our highlighted projects which <br />include multi-phased work on occupied campuses. The heavy disruptive scope and invasive activities can be scheduled <br />during the off-season months, specifically September 1 though April 1. The second deck renovations, upgrades, and <br />additions would be the primary focus of the two off-season time periods. Hagerman will specifically focus on these <br />heavy off-season areas early as design develops so that any necessary infrastructure upgrades can be coordinated early <br />to assist in expediting work during those periods. <br />During the in-season, we suggest phasing in the ground-level phases in the remote areas. Those can safely be isolated <br />to achieve safe yet productive project work progression. It is attractive to spectators to see the investments and <br />upgrades occurring at times. This gives the ability to increase excitement and encourage spectators to return to <br />experience the new areas as they become available. <br />Hagerman will work along side the design team as the scope develops and coordinate with the appropriate owners <br />team to ensure the final schedule is coordinated with the operational needs of the facility. We fully understand our <br />goal to keep operations 100% functional and safe for all. <br />PROJECT APPROACH
