45SOUTH BEND, INDIANA GSC <br />EXPANSIVE FLEET AND EQUIPMENT RESOURCES <br />On Kokosing projects, almost all construction equipment (backhoes, cranes, etc.) and tools needed to <br />construct this project will be company-owned. Our equipment fleet is valued at over $500 million and <br />includes more than 1,200 pieces of heavy construction equipment. Our company-owned equipment <br />and tool rates will be billed at our in-house corporate rates which are almost one-half of what local <br />rental companies will charge. <br />PRECONSTRUCTION <br />Providing the best price begins during the preconstruction period. Dollars saved here result in <br />a lower starting budget. We utilize two specific activities, which are done in collaboration with <br />American Structurepoint. <br /> h Coordination of design requirements with the best means and methods for the work to produce a hightly efficient construction plan. This is how we drive costs down. <br /> h Utilization of checks-and-balances cost estimating to ensure all parties agree on the level of effort. This is how we make sure nothing was missed or double counted. <br />ACCURATE SCHEDULING <br />During both preconstruction and construction, we look for ways to reduce time (and thus costs) <br />through the utilization of additional construction equipment and tools, off-site prefabrication, <br />construction sequencing, and the like. For your project, accurate scheduling will be absolutely critical <br />to the best price. Accurate scheduling puts the right people and equipment on the job exactly when <br />needed. <br />NEGOTIATED RISK <br />Risks are inherent with every construction project because collectively, we (Owner, Engineer and <br />Contractor) are unable to know everything prior to putting that first shovel in the ground or loosening <br />that first bolt. We approach risk by working early in the preconstruction and budget development <br />phase of the project to identify, understand, and categorize risk components may be inherent for this <br />project. We then work to develop plans to mitigate and/or best manage the exposure each item may <br />have on the project. This allows us to have plans in place to deal with conditions, before they become <br />a costly issue during construction. <br />LOCKED-IN PROVIDER FEE <br />Kokosing’s best price starts with our fee. We take pride in charging our customers a flat Provider Fee <br />that is fair and reasonable. It’s at this point that we demonstrate our core values of operating with <br />honesty and integrity, being customer-focused, and staying financially strong. There are no additional <br />Kokosing costs added to subcontractors, suppliers, or equipment purchases. Our Provider Fee pays <br />for overhead, profit, our estimating department, and executive management.
