44SOUTH BEND, INDIANA GSC <br />SECTION 6 <br />FINANCIAL APPROACH <br />Kokosing’s Financial Approach addresses our ability to secure the best prices for your project, our <br />approach to establishing the guaranteed maximum price, our approach to open-book pricing, and our <br />ability to bond this project. The sections below demonstrate our experience and capacity, utilizing the <br />key topics presented in the RFP. <br />A. BEST PRICE APPROACH <br />Every Owner wants to feel confident that they have received the “best price” for a project. At Kokosing, we go a step further to provide the right price. The difference between “best" and "right” is that the best price is often viewed as the lowest price and the lowest price is too often accompanied by questionable quality and unreliable performance. That is what value is all about. <br />CURRENT MARKET ESTIMATING <br />Best pricing comes from understanding the current market trends and crew production rates. As a <br />General Contractor in the State of Indiana, we regularly bid on traditional public works projects. In <br />recent years, the construction landscape has changed. Our Managers and Estimators are on top of <br />current market conditions and achievable production rates, to create accurate estimates of the work <br />costs. Kokosing can seek pricing from local vendors and Subcontractors with a history of safety, <br />quality and value. While it varies by Owner, we will typically put out a request targeting at least three <br />bids, then work with you to award the work based on price, quality and past performance. <br />PREFERRED SUPPLIER PRICING <br />Best pricing also comes from paying less for supplies. Kokosing has the buying power to purchase <br />equipment and materials at the lowest cost and pass these savings onto Owners. Kokosing is a <br />preferred General Contractor with many key vendors which results in “preferred” or “best” pricing from <br />these vendors, allowing us to reduce overall project costs to our Owners.
