He also stated that the proposed re-zoning would <br /> compromise the integrity of the neighborhood and opposes the <br /> C Commercial designation. <br /> Council Member Duda questioned the status of the Walnut <br /> Trees and was advised that as many as possible would be <br /> saved. <br /> Mr. Byroni noted that the Area Plan Commission sent the bill <br /> to the Common Council without recommendation. He stated <br /> that the staff recommendation was a denial. The reasons for <br /> the denial were that the proposed development was too <br /> intense and that they believed it was an expansion of C <br /> Commercial into a predominantly residential area. With the <br /> proposed revisions of the preliminary site plan and the <br /> deletion of the car wash the development is less intense but <br /> there is still an expansion of C Commercial in an A <br /> residential area. Mr. Byroni also noted that a variance <br /> procedure could be pursued however that would not be subject <br /> to a final site plan. Mr. Byroni also noted that they would <br /> be recommending that the exit on Ewing be closed and that <br /> the entrance on Ironwood be located as far South as <br /> practible. <br /> Council Member Slavinskas questioned the encroachment of the <br /> twenty-three feet into the residential area and believed <br /> that restrictions in the twenty-four foot buffer must be <br /> pursued. <br /> Council Member Zakrzewski questioned whether the building <br /> configuration could be changed to allow the bay doors to <br /> front Ironwood as opposed to Ewing.
