Q nmmtttrr â– rpurt <br /> Zoning and Vacation Committee <br /> On tilt Q mmiwn fdounrtl of Up 014 of nut!! drub: <br /> The July 22, 1991 meeting of the Zoning and Vacation <br /> Committee was called to order by its Chairperson, Council <br /> Member Lee Slavinskas, at 4:34 p.m. in the Council Informal <br /> Meeting Room. <br /> Persons in attendance included Council Members: Zakrzewski, <br /> Duda, Coleman, Luecke, Niezgodski, Puzzello, Slavinskas, <br /> Coleman, Duda, Ladewski; Mike Dobson, John Byroni, John <br /> Oxian, Joanne Harper, Jim Pastor, two members of the public, <br /> a member of the news media, and Kathleen Cekanski-Farrand. <br /> Council Member Slavinskas noted that there were two items on <br /> the agenda for review. The first heard by the Committee was <br /> Bill No. 29-91 which was a zoning ordinance proposed for the <br /> property located at the Southwest corner of Ewing Avenue and <br /> Ironwood Roads. He noted that he would like to hold the <br /> public hearing in Committee and then would be recommending <br /> that it be continued at the regular Council Meeting to <br /> August 12, 1991. <br /> Mr. Mike Dobson the developer of the proposed site then <br /> showed a revised preliminary site plan to the Council. He <br /> noted that currently there is a two bay service station and <br /> that he would be adding a stockroom and new pump island with <br /> a canopy, with the new pump island to be placed to the West <br /> of the existing pumps. He noted that he is asking for <br /> twenty-three feet of forty-seven feet to be re-zoned <br /> commercial leaving a twenty-four foot residential area for <br /> screening. He noted that fifteen parking spaces are <br /> required four of which are proposed to be located on the <br /> West side of the property. <br /> Council Member Slavinskas noted that the residential lot is <br /> forty feet with seven feet of a vacated ally involved. It <br /> was also noted that the current underground tanks are six <br /> years old and do meet EPA requirements. <br /> Two concerned residents voiced opposition stating that they <br /> did not like the service bays to be located on the West <br /> side. They cited noise and odor problems which would <br /> result. They were also concerned with regard to the use of <br /> the alley which parallels Ewing. They voiced opposition to <br /> re-zoning the twenty-four feet of the forty-seven feet <br /> involved to C Commercial and voiced concern over losing a <br /> house in the area. <br /> John Byroni of the Area Plan Staff noted that they <br /> recommended that the service bay doors face Ewing in an <br />
