COMMUNITY CENTER <br />PRELIMINARY D i S i <br />MDA PROPOSAL <br />SCHEMATIC DESIGN – (60 Days) <br />The design will be presented at a larger scale (24" x 36" or 30” x 42”) illustrating the approved design. Schematic <br />Design phase will include the following: <br />1. Refinement and finalization of the selected Conceptual Design from which final Schematic Design drawings can <br />be prepared. <br />2. Schematic Design Drawings are to include refined site plan, foundation plan, floor plans, preliminary building <br />sections, exterior elevations, Mechanical systems narrative, Structural systems narrative, outline specifications <br />index, and selective specification cut sheets for approval. <br />3. Design meetings with the Owner: Owner will provide feedback, make choices, and approve direction. The <br />ARCHITECT will provide final revisions within the original Scope of Services to the Schematic Design Drawings <br />reflecting the Owner’s review for final approval. <br /> <br />PRE‐DESIGN/PROGRAMMING PHASE DELIVERABLES RECAP: <br /> <br />1. Consultation with the Owner and Community to determine and confirm the new facility program specific <br />requirements, goals, project schedule, and planned budget. <br />2. Assessment of the existing facility programmed spaces. Owner to provide any images or relevant existing <br />documents available. <br />3. Generate Site Plan <br />4. Prepare preliminary building and zoning code requirements to evaluate their impact on the project. <br />5. Help identify and introduce potential funding and incentive sources that align with the project. <br />6. Prepare sketches and diagrams to study strategic alternatives for the project. <br />7. Develop general contextual massing layout for Owner review. <br />8. Following Owner design concept selection, design refinements will be made for public presentation. <br />9. A Schematic Design report will be presented to the Owner which may also be used for public presentation. <br /> <br /> <br />PHASE 2: ARCHITECTURAL SERVICES TO PREPARE CONSTRUCTION DOCUMENTS <br /> <br />Following completion of Phase 1: Pre‐Design services, after receipt of Notice‐To‐Proceed from the owner, The <br />Architect will engage with you to complete the design and construction documentation of the new Dream Center <br />Campus. After confirmation of project program, scope, scale, and budget in Phase 1: Pre‐Design, we will determine at <br />that time if increase adjustments to the project fees need to be made to the contract. We will discuss all required <br />contractual obligations prior to commencement of Phase 2 services. <br /> <br />Based on the Phase 1: Pre‐Design prepared by the Architect, it is necessary for the Architect to refine and further <br />develop the design during the following phases of the work. For completion of the agreed upon services, the Architect <br />shall manage their services, consult with the Owner, research applicable design criteria, attend meetings and <br />communicate with the team prepared to complete the project design and report progress to the Owner. For proper <br />completion of the scope of work, the Architect shall rely on the accuracy and completeness of the items furnished by <br />the Owner and/or Owner's consultants. The deliverables for the phases necessary to complete construction <br />documents will include the following: <br />DESIGN DEVELOPMENT PHASE <br />We will prepare design development documents for the new facility. The design development drawings will be <br />presented at a larger scale (24" x 36" or 30” x 42”) illustrating further development and detail of the approved <br />schematic design. Drawings and specifications source files (PDF, DWG, Revit, and MS Word) to be provided to the <br />client for record. 11”x17” size prints of drawings can be provided to the client if required.
