North Shore <br />South Bend, IN 46617 <br />West North Shore Historic District <br />PROPOSAL <br />The owner proposes to expand the existing kitchen by adding <br />a 12 foot by 12 foot addition to the west side of the <br />building. The cypress timber motif in the wall will be <br />continued around at the eave line of the addition. The <br />corner vertical members will also be of timber. The walls <br />will wood multipane casement windows and doors. The sill <br />line will be of brick to match the existing as closely as <br />possible. The roof will be hipped and consist of asphalt <br />shingles to match the color and style of the existing slate <br />roof. Gutters and downspouts will be similar to the <br />existing. <br />STANDARDS <br />D. Structures. <br />5. New Construction or Additions to existing structure. <br />Preferred <br />Consider the size, scale, roof lines, etc. in the <br />design of a new structure, so that it will be <br />compatible and will blend with the neighborhood in <br />general. New additions to existing structures must <br />be compatible in scale, building materials and <br />texture to the building to which the addition is <br />made. Retain as much of the original structure as <br />possible, so that the addition could be removed <br />without damage to the basic structure and <br />appearance of the building. <br />RECOMMENDATION <br />The addition is set back from the front building line, but <br />is still visible from the street. Some plants will have to <br />be removed in order to accommodate the addition. <br />The general design of the addition uses design <br />characteristics of the original house.
