( 3) The average number of dwelling units per gross acre in <br /> planned residential developments shall be limited by the Board of <br /> Zoning Appeals, and such limit shall be based upon the type of dwelling <br /> units to be erected, the nature and location of the tract to be <br /> developed, the character and intensity of development of the <br /> surrounding area, and the capacity of public facilities which would <br /> serve the development. This limit shall not exceed an average of <br /> twelve (12) dwelling units per gross acre over the entire tract, nor <br /> shall the minimum usable open space be less than forty percent ( 40%) of <br /> the gross acreage of the entire tract. <br /> ( 4) The provisions of Sections 2.1-151 to 21-154 and Division <br /> 4 of the Subdivision Ordinance, Article 8 of this Chapter shall be <br /> complied with. <br /> ( 5) The tract shall be under single ownership or control <br /> before application is made. <br /> (6) Total floor area devoted to commercial and professional <br /> uses shall be limited to two percent (2%) of the gross floor area of <br /> the development. Commercial and office uses shall be restricted to <br /> such uses as those allowad in the "C-1" Commercial District. <br /> (7) Upon completion of the various sections of a development <br /> the proponent of a planned residential development shall submit, as <br /> built, site plans showing the location of streets, lots and buildings <br /> as approved by the Board of Zoning Appeals, and otherwise complying <br /> with the provisions of the Subdivision Ordinance, Article 8 of this <br /> Chapter, as regards the format and contents of final plats, to the Plan <br /> Commission, which shall then approve such plans for recording as a <br /> final plat. <br /> Sec. 21-116. Exception in "A-2" Residential District; data required. <br /> (a) The data required for an exception in an "A-2" Residential. <br /> District shall be as follows: <br /> ( 1) Overall development plans showing proposed land uses, <br /> number, type and location of dwelling units, building heights, open <br /> space allocations, on site parking provisions, streets, peripheral <br />
