(1) Funeral homes. Provided that: <br /> (A) The use is confined to an existing building <br /> converted for the purpose; <br /> (B) The principal building or buildings shall not occupy <br /> more than forty percent ( 40°%) of the lot area; and, <br /> (C) The building shall retain substantially the <br /> appearance of a dwelling. <br /> Sec. 21-114. Exceptions to "A-2" Residential Districts. <br /> 4a} The following exceptions may be permitted in "A-2" <br /> Residential Districts: <br /> ( 1) Planned residential developments. Provided that the <br /> general intent and requirements of Article 2, Division 4 of this <br /> Chapter are fulfilled, and further that the specific requirements and <br /> procedures of Sections 21-115 through 21-117 are complied with. <br /> Sec. 21-115. Exceptions in "A-2" Residential. District; special <br /> requirements. <br /> (a) The special requirements for an exception in an "A-2" <br /> Residential District shall be as follows: <br /> (1) Off-street parking shall be provided in the following <br /> ratios: One ( 1) space per employee; one ( 1) space per five hundred <br /> ( 500) square feet of gross floor area in commercial or office use; in <br /> addition, the Board shall set a ratio of off-street parking spaces to <br /> be provided per dwelling unit. This ratio shall be based upon the type <br /> of dwelling units to be erected, the location and character of the <br /> proposed development, and the use and character of the surrounding <br /> area. The Board shall require a minimum of at least one ( 1) off-street <br /> parking space per dwelling unit, but shall not require more than two <br /> (2) spaces per dwelling unit. All parking areas are to be adequately <br /> landscaped and located. Enclosed parking is to be encouraged. <br /> ( 2) In low rise structures of three (3) stories or less, the <br /> average number of dwelling units shall not exceed eight (8) per <br /> building; nor shall any building contain more than twelve ( 12) dwelling <br /> units; nor shall any building facade exceed two hundred ( 200) feet in <br />
