It appears <br />the number of Variances needed is 11. we would also need to <br />request a partial street vacation for a sliver of property <br />located adjacent to and south of the petition site. <br />we would be able to combine our request into a Rezoning and <br />Variance Petition, which would be heard before the Area Plan <br />Commission and then before the City Council for the rezoning <br />issue. The Area Plan Commission would have authority over <br />granting the Variance requests and only recommend the rezoning to <br />the Council. The partial street vacation would be heard by the <br />City Council after they receive a report from the Board of Public <br />works. we will need to work with Tony Molnar in City Engineering, <br />as they have to prepare the vacation diagram that is used on the <br />vacation ordinances. <br />We would also prepare a Subdivision Replat to combine all the <br />properties and portion of vacated right -of -way into a single lot. <br />This would help eliminate additional variance requests as <br />discussed in our meeting. <br />We would provide Planning services for this project, which <br />would include preparing a Rezoning- variance Petition, variance <br />justification documents, Rezoning Ordinance, notice to adjacent <br />property owners within 300 feet and a preliminary site <br />development plan detailing the location of the proposed building <br />addition, parking area(s)and preliminary drainage areas as <br />required. We would work with City Engineering on the preparation <br />of the Street Vacation documents, diagram and ordinances. We <br />would represent the City and Petitioner at all required Public <br />Hearings. We would also prepare a One (1) lot Subdivision Replat <br />to create a single lot. <br />The Scope of Services is as follows: <br />A). Planning Services: <br />I.
