South Bend Redevelopment Commission <br />Regular Meeting - May 19, 2000 <br />6. NEW BUSINESS (CONT.) <br />j. continued... <br />39,029.3 sf due to the area on the <br />southern portion of the site which must be <br />dedicated to future right -of -way widening <br />for state roadway improvements. <br />Utilizing the net site area (39.029.3 sf) for <br />the calculation of the building site ratio <br />the site plan would be in compliance with <br />a coverage of 20.4 percent. Irrespective <br />of the site area used for calculation, the <br />main building size has not been modified <br />from the original proposal, only the gas <br />canopy has. A reduction in the area of <br />the gas canopy is not a major <br />modification to the original proposed site <br />plan. <br />The revised site plan does not include the <br />"service /storage" area presented in the <br />original site plan. The bidder has <br />indicated that the area will not be <br />required for the operation of the business <br />and has decided to utilize this land area <br />for parking. The trash enclosure area <br />which was specified in the original site <br />plan remains and is located and screened <br />appropriately. <br />In regard to the location, height and type <br />of screening to be utilized to visually <br />block storage, service, .loading and/or <br />parking areas, the only modification <br />which was identified was the removal of <br />the parking screening hedges on the <br />northern border of the site. Staff would <br />recommend that the bidder consider <br />replacing this landscape screening within <br />-17- <br />
