NEW BUSINESS (CONT.) <br />j. continued... <br />As a result of a lack of support from <br />adjacent property owners for the <br />necessary vacation of Tutt St., the Bidder <br />has submitted the attached revised site <br />plan to accommodate the requirements of <br />item 1 identified above. This report is a <br />review of the revised site plan in relation <br />to the previously submitted site plan and <br />the requirements of the original bid <br />packet and bid specifications. <br />Upon completion of the review of the <br />revised site plan, the following areas were <br />identified where modifications were made <br />to the original site plan: building <br />Ic coverage; location of any on -site loading, <br />storage or service areas; location, height <br />and type of any screening to be utilized to <br />visually block storage, service, loading <br />and/or parking areas; area of landscaping <br />to be provided; the location and number <br />of parking spaces to be provided. <br />Although modified from the original site <br />plan, all of the above identified changes <br />are in compliance with the requirements <br />of the original bid packet and the related <br />bid specifications. <br />Building coverage of the proposal is <br />below the required 20 percent building <br />site ratio, with a total coverage of 19 <br />percent. However, this is based on the <br />area of the property offered for sale <br />(42,049 sf). The effective area of the <br />property which can be utilized is only <br />-16- <br />
