South Bend Redevelopment Commission <br />Regular Meeting - April 28, 2000 <br />i. Staff report on disposition of property <br />in the Airport Economic Development <br />Area. (Indiana Supply Company - Lot <br />14 in the U.S. 31 Industrial Park) <br />Mrs. Kolata stated that Indiana Supply <br />Corporation proposes to purchase 3.4 <br />acres of land for a purchase price of <br />$108,800.00. The developer proposes to <br />build a 25,200 sf building of which 6,000 <br />sf will be office space with the remainder <br />in warehousing. The South Bend facility <br />will employ six to eight people, with <br />expansion projected in the next five years <br />to include an additional workforce of ten <br />employees. <br />Indiana Supply Corporation is a <br />distributor of Trane heating and air <br />conditioning equipment and HVAC <br />supplies to residential, commercial, and <br />industrial contractors. They currently <br />operate two facilities in the State of <br />Indiana, this will be their third facility. <br />The Corporate Headquarters and central <br />distribution facility is located in <br />Indianapolis. They currently supply all of <br />Indiana and northwest Ohio. The South <br />Bend distribution hub will service the <br />Michiana area as far west as Michigan <br />City. The staff recommends accepting <br />the proposal subject to: (1) The staff <br />working with Indiana Supply Corporation <br />on redesigning their site and landscaping <br />plans; (2) Indiana Supply Corporation <br />revising the commitment letter to express <br />a time of completion for the project; (3) <br />The developer submitting the 10 percent <br />performance guaranty. <br />-10- <br />
