NEW BUSINESS (CONT.) <br />y. continued... <br />In discussions the staff had with the <br />Church in the past, there were <br />conversations relative to conditions <br />which must be met in order for the <br />property to be sold to River of Life <br />Family Church. Those conditions are <br />as follows: (1) The Commission would <br />be able to retain an easement on the <br />property to allow for use of the parking <br />lot by future land owners of the <br />surrounding properties, specifically the <br />remaining properties on block <br />M19— Parcels 4, 5 and 6, and block <br />M17 and Parcels on C11 in the South <br />Bend Central Development Area. (2) <br />The easement will be in effect 6:00 a.m. <br />to 6:00 p.m., Monday thru Friday. (3) <br />River of Life Family Church will make <br />improvements to the parking lot and <br />have it meet all standards according to <br />both the building code, design review <br />code, include screening and <br />landscaping. (4) All improvements to <br />the property must be completed by <br />August 1, 2000. (5) The Commission <br />agrees that any portion of the former <br />Dreisbach site which the Commission <br />would sell in the future will not be used <br />for any type of "adult" business as <br />defined in the municipal code. (6) The <br />City will be responsible for taking <br />down the existing fence located on the <br />property. <br />-20- <br />
