NEW BUSINESS (CONT.) <br />p. continued.... <br />She also stated that there are restrictions <br />on where a new billboard can be located. <br />Ms. Schwartz stated that it is the Board of <br />Zoning Appeals which has the first say in <br />whether a 100 ft high -rise sign can be <br />installed on Welsh Oil's property on Brick <br />Road. She also stated that maybe the <br />Commission needs to take another look at <br />the design standards created by the <br />Commission. <br />Ms. Schwartz stated that the Commission <br />is reluctant to go outside of the Design <br />Standards because a lot of time and effort <br />was put into developing the Design <br />Standards. She also stated that the <br />Commission feels that it has a <br />commitment to the property owners who <br />are buying into the U.S. 31 Industrial Park. <br />Ms. Schwartz stated that if the <br />Commission is trying to market certain <br />segments of the U.S. 31 Industrial Park for <br />the kind of development Welsh Oil <br />proposes to construct on Brick Road, then <br />she feels that the background information <br />Welsh Oil gave the Commission today <br />gives the Commission a head start at <br />opening up the question of allowing a <br />high -rise sign on the Welsh Oil property in <br />the U.S. 31 Industrial Park and looking at <br />it more generally. <br />HAWPDATMCOMMSM021999.MIN -28- <br />
