NEW BUSINESS (CONT.) <br />a. continued.... <br />The building would have a masonry finish. <br />Mr. Rock stated that Welsh Oil's building <br />meets Design Review guidelines. The <br />Engineering Department was concerned with <br />the curb cut on Brick Road, but that curb cut <br />has been revised so that it will only allow <br />right turns into and out of that curb cut. <br />Welsh Oil has addressed that concern. <br />There were two other issues that need to be <br />addressed: (1) Welsh Oil must provide a <br />performance guarantee. (2) More landscaping <br />needs to be included in the site plan and <br />fulfilled in the construction of the project. <br />Mr. William Shaver, Jr. of Welsh Oil <br />presented pictures to the Commission of a <br />comparable building which Welsh Oil owns <br />and is an example of what Welsh Oil is <br />proposing to construct in the U.S. 31 <br />Industrial Park. Mr. Shaver stated that Welsh <br />Oil is a privately -owned family business. He <br />also stated that Welsh Oil owns several <br />Amoco gas stations in South Bend and is <br />looking to expand its business in South Bend <br />with the new facility in the U.S. 31 Industrial <br />Park. <br />Mr. Shaver stated that Welsh Oil is Mobil Oil <br />Company's largest distributer in the United <br />States. Most of Welsh Oil's distribution <br />locations are to Mobil Oil gas stations. <br />Welsh Oil operates in Northwest Indiana, <br />South Central and Southwest Michigan, and <br />Virginia.
