NEW BUSINESS (CONT.) <br />r. continued.... <br />Robert Hunt opened the public hearing for <br />anyone who wished to speak regarding <br />Resolution No. 1559. <br />GREG KIL: My name is Greg Kil. For <br />the record, I'm an architect engaged by <br />Steve Moerlein, the owner of the property <br />at 214 W. Jefferson, that's the former <br />Barb's Restaurant, one of the properties at <br />your last meeting you did pursue for <br />acquisition. My studio is located at 1126 <br />Lincolnway East in South Bend. One of <br />the points that we feel is inconsistent with <br />retaining the building that my client is <br />interested in pursuing for development as <br />office space, is it's consistent with all the <br />goals that Mr. Hunt (Jon) just indicated, <br />except that it would not be Class A office <br />space. It does retain a four - story, urban- <br />style building with a masonry facade on <br />Jefferson. It would still allow for 55,000 <br />to 75,000 sf office space on that remaining <br />area. If Hardee's and C.E. Lee and the <br />First Source parcel were taken over and <br />developed, would retain the major facade <br />on Jefferson and on Main Street. We feel <br />the viability of the building, over the long <br />term, exists. This building would be <br />independent of a potential, future office <br />building —Class A. We feel that ... we <br />would like to work with the City in some <br />middle ground on retaining Steve <br />Moerlein's building as a model, a retained <br />structure for the downtown that would <br />actually contribute to the liveliness, <br />viability of some of the few buildings that <br />F:\ HOME\ CPHIPPS \WPDATA \COMMSN\121997.MIN -42- <br />
