NEW BUSINESS (CONT.) <br />r. continued.... <br />beginning to prepare for people who will <br />be looking to leave the downtown and <br />come into the downtown, we would <br />concede the Class A office market to the <br />suburban sites. You have a great <br />groundbreaking later today. I know that <br />the Mayor pitched Holy Cross very, very <br />heavily on a downtown location. Their <br />natural question was "Where ?" There is <br />no readily available site for that type of <br />development but we are very, very happy <br />to see them in Blackthorn. So we're <br />saying that we need to compete <br />successfully and to create some <br />competitive advantages for us in carrying <br />out the downtown plan and that is having <br />corporate office sites available and ready <br />to go for development. <br />The next point that the staff is <br />recommending is that you amend the plan <br />is based on the fact that we really don't <br />need any more Class C office space in the <br />downtown. There is adequate Class C <br />office space in the downtown and some of <br />it probably should be converted to non- <br />office use. With the market on the <br />occupancy rate of Class A, we think that is <br />what we have to target and be aggressive <br />at. The other point that I want to stress, <br />and I reference the Real Estate Strategy <br />Team, is that the proposed amendment, <br />should you take action on it, is in line with <br />the May 1997 Report that went to the City <br />Council, to the City Redevelopment <br />Commission and to the Mayor —this is <br />F:\ HOME\ CPHIPPS \WPDATA \COMMSN\121997.MIN -35- <br />
