Other than that, we <br />wouldn't suggest any other major public <br />investment. <br />Anyway, that is the proposed development <br />scheme. In moving from existing to <br />proposed, the question is why is the staff <br />coming forward and recommending to the <br />Commission at this time that we move on <br />this. Let me outline it very quickly and <br />then I'll end this portion of it. The staff <br />firmly believes that if you would amend <br />the plan and place all four of those parcels <br />on the acquisition list today, that the site <br />could be assembled and put out on the <br />market for bid in a manner that supports <br />the long -term plan for the downtown and <br />especially the core area or the high density <br />area. It takes advantage and it would <br />compliment the existing public <br />development investment and the private <br />investment that has been made. This <br />would be across from the two parking <br />garages, it would be within easy walking <br />distance of the retail spine that we're <br />working very, very hard on and just makes <br />all the sense in the world to try to get more <br />high density, high quality, high image on <br />that site. In terms of the other reasons the <br />staff is coming forward would be that we <br />are in competition to maintain Class A, <br />large scale office users in the downtown, <br />both to retain them but also to attract them <br />in.
