And I'll <br />come back to that again. We looked at <br />five sites, as pointed out on Exhibit A, for <br />possible corporate office, high density <br />corporate office development. And I will <br />come back to that. Let me come down, <br />specifically, to the quarter block in <br />question and let me set the stage by <br />moving into the second piece of this, <br />which is the existing conditions on the <br />block. The quarter block at the Southwest <br />corner of Main and Jefferson is <br />approximately 33,000 sf , a relatively <br />small parcel in the modern day office <br />market as floor plates get bigger, bigger <br />and bigger in terms of how office <br />development is occurring. The proposed <br />site is made up of four, small parcels that <br />range from 1,500 sf to about 11,000 sf. It <br />has four owners of the various parcels and <br />it has three buildings on it. The largest <br />building on it is four stories, which we all <br />know as the C.E. Lee Building, which was <br />designed and developed as an auto <br />dealership, I believe in the '20's. The most <br />recent private use of it has been the C.E. <br />Lee Paint Supply operation and they <br />moved out of there some time ago. <br />Presently in the building is a church, and <br />then there is a small office associated with <br />that. The floor plate is larger than a couple <br />of the other uses on the block, but it is <br />small by modern standpoints in terms of <br />office development. It is approximately <br />11,000 sf.
